Over the years, the Hines have constructed a variety of commercial buildings for a range of uses. Some of the commercial construction/design services are detailed below:

Site Planning ? site review and layout to include building placement, view analysis, hardscape layout, special services configuration, utility services planning and preliminary landscape design.

Program Analysis ? review and programmatic structuring of clients needs in terms of floor planning, business traffic flow, financing overview, ADA compliance review, overall area calculations and preliminary budget review.

Concept Drawing ? preliminary floorplans for traffic flow and sizing review, exterior elevation sketches for design and aesthetic approval.

Design Drawings ? foundation, floorplans and all exterior elevations. Structure and thermodynamic analysis, electrical schematic and lighting plan, interior elevations and structural cross-sections.

Landscape Planning ? design and implementation of significant hardscape features such as parking lot, driveway, terraces, walkways, etc? Also, drainage and runoff calculations and retention design. Final plan to include trees, shrubs, fencing, lawn, sprinklers, and ground cover.

Construction Management ? personal, on-site services by the Hine family of builders to include site meetings, inspections, walkthroughs, contractor bid analysis and review, product and specification review and analysis, quality control, municipal compliance, and contractor/supplier scheduling and coordination.

Budgeting ? a detailed project budget is prepared and reviewed with each client specifying line item costs for materials, labor and general conditions.

Professional Coordination ? coordination of building inspections, architectural review, interior designs, subcontractor bids and proposals.

Modeling ? a full-color, scale model rendering of each building is prepared and presented.

Engineering/Architectural Seal ? signed and sealed blueprints for construction and building permit review. Sealed for the appropriate local and state building codes.
